I use Modo, but maybe Maya has something similar. It has a useful edge selection tool called diagonal which selects the diagonals you need to remove to go back to a quads mesh. It's not perfect but it does a good 80% of the job, the selection needs to be adjusted by hand.

maybe it´s because you have a flattened version of your ps layers which is slightly moved to the left. if that was on purpose you should load this version in maya where you´ve loaded a different image right now;)
the default scenes are in the my documents/maya/projects folder these informations are stored in the projects configuration so if you set this one as your current project and make the changes (or replace this one with a project config you like) maybe that will work.
