Ok, so say for example I had a brick. Could I take the base color texture, and in photoshop, play with the hue/saturation modifier till the texture appears very white (because brick has a very rough surface), and that would be my roughness map? Could this method also be used on all textures?

Try adding a little color variation in your scene, right now the roof, walls and chimney are all in the same color range. I also doubt that a roof like that could be made out of those bricks. If it would however have been made with those bricks, the roof should be like 3 times as thick.
I've decided to add this arch in order to get rid of that square look that the basement had. Right now I think that the brick on the arch are too small. I should probably double the size of the brick. @Eirikra I've taken the poly count down on the couch, it's now around 5,000 polys with both the cloth and pillow.
