Conditions are (1)under 5000 tris (too much?) (2)without Normal.
And now, It has 7500 Tris...it needs optimization, especially on chairs and windows.
By the way, is there any disadvantage in deleting backside of box?
I can't decide whether opened box is good or bad.
It looks like you have a good setup so far, have you checked the proportions of the scene's props? If you haven't already, you might want to consider creating a stand-in reference character to check the scale.

In texturing I'll use six small-repeat-map and two large-map(one for furnitures, one for walls).
Now It's time to draw textures...
I can't wait to see it textured!
As your comment, I checked size of props by a stickman and enlarged benches a bit.
Texturing of the building is finished. (Compressing tex have not done yet.)
It's very fun! but time-consuming...I need quickness.
Anyway, now I'm ready to tackle furnitures.

And now I feel the need of introducing the UDK or the Unity as lighting tool.
Tris: 5794(chara)+604(rod). Going to optimize and tex.
