viewing unselected model in max without edges

I have 2 models in max that i am working on,when i select one the inside edges of a quad disappear leaving just the outline of the quad which is what i want,but the unselected model displays all edges when i only want to see the outside edges not the line that shows the quad is made up of 2 triangles.Am i making any sense?

rt click object, >properties > check edges only ? maybe

If you are using DirectX in Customize/Preferences/Viewports select the Configure Driver button and uncheck Display All Triangle Edges. Note you will take a performance hit on wire frame display of unselecetd objects.
