You can use geometry with a tiling texture, what I'm trying to say is you don't need to model a huge high poly roof with all the details when you could make modular pieces that use the same texture, and you could merge the modular pieces or leave them seperate depending on your needs.

Yea but thinking back now, on what i've seen, people try to hide artifacts like that in modular buildings. For example if you have a modular wall set, people tend to place some columns or wood planks in the seams of those meshes. Isn't that to cover for the seam and not spend too much time on making it look good?

Here is the current pass, Brokedown the block-out to make them into modular blocks, that way I can do some quick mesh replacements when I have updates. Also added in some modular top windows and a door frame. I'm glad I still have the energy and ambition to still work on this project during the Pandemic =)
Your modeling work is super clean here, but I'd strongly consider making this more modular as you mentioned you might do.
