Find any tutorial about modeling in general. Learn a basic none program specific workflow, pick an app (stick thread above), and simply import any of your work into Milkshape for converting. Avoid Gmax.
XSI: ModTool now supports the ActorX plugin and with it the Unreal series. for more free/low cost programs, some may or may not support UT, look at the sticky thread near the top of the forum. for tutorials go here: http://www.planetquake.com/polycount/resources/unreal/index.shtml
