Notice your blend Overlay node is requesting 2 vector 3's for input. You were giving it one vector 3 and a float for input. If you want to use the overlay you'll need 2 append vector nodes. ^ we did that on Forza 3 as well. Each terrain piece would have 2-3 textures that were mixed with either a greyscale or RGB blendmap. I see you mention tileable maps and "this prop has 3 different materials applied", so if you're saying it's got 3 tilable materials applied to it that means 3 draw calls - a big no-no for such a small prop, I'd cut you some slack if that was for a whole building.
