Yeah, agree. I just used a free texture from here. It would be better to have regularly spaced bricks, and also a more consistently-spaced grout to use for the edge bits. Also you'll want to model the black window frames. If the white frame isn't there, a nice little trick is to tile the brick around the edge like this.… -

It looks like your trying to get it to tyke by wrapping the UVs in the shader. That's going to cause issues at the wrap because the relative distance between texture samples compared to screen coords is massive. So for the fragment that contains the wrap, it's probably grabbing the smallest mip and using that. To get… -

What's the distance to camera going to be? Obviously the further away you get, the more you can simplify. I would make sure the silhouette looks good. Folds located in an area and will not contrast against the background can probably be solved with less geometry. Being lazy, I often start retopo with some primitives/ tubes…
