Problem solved. The issue had to do with the using the 2012 .fbx format. I've switched to using 2009 .fbx and it fixed the issue. -

Headus UV Layout Unwrella XRayUnwrap TexTools 3dsmax 2012 has some nice additions to it, maybe it´s worth to look into it. -

Gentry Farmhouse and Tree (UDK)
The house is 7792 tris and uses 2048 Maps The tree has 1024 maps for the trunk (along with a 512 detail map tiled 8 times) and 256 maps for the leaf canopy :) pf The PICS: -

AAA games have a texel density of 512 pixels per square meter. What kind of modeling tutorials specifically are you looking for? -
