What is the optimal way to make edges for buildings in gamedev?

Hello guys,
It's a part of a building that I'm making.


How to make these jagged corners (yellow arrows) and this dirt (red)?

I guess, I can make dirt using decals. But what to do with corners?
AFAIK using normal maps for big constructions is bad practice. So I may bevel them and adjust vertex normal. Something like this

Cons of this method
- extra geometry
- corners are perfect (not jagged)

Are there any ways? And how to make corners not so perfect?
