I suggest to make 4 variations, one with blinds down and closed like you have now, one with blinds down but open, one with blinds up and the final one with gray curtains.
Bumparoo, gave this stuff another shot. This time I modeled the entire building before delving into textures. It's pretty modular atm, there's a couple of unique pieces and a few that are used more heavily. Yellow areas are going to be bricks, and where there are edges between modular pieces I'll also add some kind of bigger seam to make the bigger areas look more appealing.

Color the curtains with vertex colors.
Atm the texture looks a bit to repititive, but I guess its just a blockout atm.
You should add a decal or something to break it up when the times right for detail work unless you're going for archviz
