Figured I should try and get my hands dirty with some enviro stuff since I've been thinking about getting into that. Started on a building that I pass by most days in the city, though I may or may not switch to a different building if I see a more interesting one. This looked like a good one to start with, though, since I'm pretty inexperienced with this sort of thing. I need to go get some better pics of the building, too.
There's an arch shelter at the entrance, though again, I need to get a better pic of it.
I'll probably just stick with an upward-looking shot, since the ground floor is a bunch of shops, which wouldn't work very well with the modular aspect, though I might play around with that.
And a quick start, couple hours of messing around. Selected meshes are the modular bits. I reckon I'll make another one or two variations of the windows, since I currently have no need for a door.

Keep at it, mate.

Kary, I'm pretty much turning the building into a residence of sorts, so I'm killing the shops for the moment. I may decide to do them, but I'm still kinda noodling and sketching.
Emil, thanks! Yeah, the building's along Swanston St, though I forget the cross street. The carved masonry at the top of the building identifies it as The Leviathan Building.
Haven't been spending much time working on this in the last couple days, but I've been doing a bunch of reading and experimenting with normal maps and whatnot, to get myself up to speed. Started messing around with the facade again today, and decided to change up some aspects of the building. Killed a floor, gave it a corner entrance, and modelled out some spirally trim things.
Need to actually plan this sucker out in a more concrete fashion so I can allocate textures and polys properly. o_O

I was advised the four-storey version looked really stumpy, so I went back to five stories.
