Texel density / tileable texture on modular parts

Hi guys.

I am trying to create modular building. When it came to texturing 2 problems appears.

  1. Texel density. I can't reach equal texel density on different pieces. The only way to 'fix' it, as I understand, is bake everything on 0-1 UV and when it goes to texturing just scale up to reach the needed density, if we are using tileable texture. Am I right?
  2. I have no idea how to make modular parts tileable. They don't have any sort of column etc., so I can't mix and hide seams. The only solution I came out with is create a texture for every modular part and edit it in photoshop to make it seamless, but looks like it's a lot of extra work, and I am curious, maybe there is a better way?
