[Sorted] Interior Environment/Texture query

Good day All,
I'm in the middle of remaking an interior aparetment from an old game I've enjoyed playing over the years. I've hit abit of a snag with what techinques to use when i comes to creating a building interior. 

1. I'm not sure whether to create all the walls modular or create the walls as one room. I ask the question mainly cos i would like to try and keep my work flow as close to how studios create building as possible, but then again this is just a one off portfolio piece.

2. I've started creating a couple of the textures for the different rooms in substance designer but i'm have having a hard time getting the exact designs correct. They look close to the original but they look off at the same time.
Would you use the textures you created even if it looks close to the same but not or is it an option to get a different pattern from the same era and use that ?
