Export to what viewer? Using what export format?
Most modifiers won't export, unless you export to a vertex-cache format, like
Alembic

Yeah modifiers animations wont be exported. The animation has to be baked in the vertices.
You need to use alembic file format (.abc) and load the alembic importer package in Unity.
Unity doesn't support fbx pointcache afaik.
