Train Station Creation - Advice/Critique wanted

Hello, so this is my first post on Polycount, I've had a look around for a while but only created an account now cause I want to get better at modeling and creating things and I think advice would be a great way to do it, so sorry if some things seem a bit obvious, I only really know the basics of modeling, Unwrapping and texturing, my focus at Uni was mainly design and art, especially characters, but I'd like to focus on the actual props and environments now.

So as the title suggests I'm creating a Train Station using Google maps as references and a couple pictures I've taken of the station, I won't post all of them, there's a lot. Basically, I've started work on it, I just think there must be a much better way of doing this. My original way was to create the station as one building, but the UV would have to retain all the texturing and there isn't enough detail that I can put on one UV, so I think going modular would be the best way, the only thing is, I have no idea what to make modular.

Sorry for the images taking up loads of space, haven't quite figured that part out.

And my plan was: Model as one object, Unwrap, Texture and then do lighting.

However, I've seen people do a blockout in UE4 and figure out the lighting as well as placing everything and get the scale right, then they model the components individually, that part I get, like the fence area and the other little props. The only part that confuses me is, how do I seperate the building into manageable parts? Then after that, I'd imagine it's unwrap the parts and texture them, replace block out with parts and polish.

Any help would be much appreciated, I don't know how much I'm going to get done, but I want to get as much done by the 26/11/2018 as possible.

    Regarding how to approach this, check out my image below. You won't want to model/texture the entire building in one go. The parts I circled in red are all pieces that you should make. Mind you, this is only for the front. When you've modeled and textured these pieces, you can bring them into engine and then duplicate them over. This way, you can construct a train station that is far larger or smaller, because you've created modular pieces. If you create a separate top floor piece from the bottom floor piece, it gives you even more options down the line.
