UVW's wont unfold right in maya

Hey all,
I've UVW mapped this doorway for a grocery store I am making and I cant seem to get the unfold or relax tools to do their jobs in maya..
(Im new to UVW mapping in maya.)

Anyways, heres the model and the map and I've highlighted the areas I am having trouble with.

unfold on only 1 axis at a time instead of both

Tried that. No luck

align the top middle vertex by hand...
select all verticies of the middle section except the one set by hand and do an undfold...

cut the edges in the corners and you will get a better unfold result

...that said... unfold isn't the tool for the job here you should do this all with planar projections.

also just because i am dick there are no "W" values being mapped here

Pinning certain UVs you don't want to move greatly helps when combined with the Unfold UVs tool.
