What do you guys think? Can you share your knowledge about making modular buildings? I know, proportions isn't right, but I think it's good enough.
Maked in 3D Max, for now is Mental Ray. Maybe this will be exported to Unity.

Might be good ref when it comes to texturing anyway.
I have question about texturing: is sens to rendering 2-3 UV, and there making a textures, or first mapping all the objects on scene, and then making all tileable textures, withoit rendering UV?
And aobut sculpt: is sens to export all to ZBrush (one by one) and sculpt it? Or just baking height map from diffuse, and bake normal map from height map?

If you wish, you can certainly use single texture file, but you should also consider using only tillable textures on it.

This tutorial probably never will get old, so you should check it out. Also consider downloading this mod for research purposes.
Rationalization behind using only tileable textures:
1. Re-usability.
2. Higher texel density.
Depending on engine you can mask tiling using vertex painting (DUK) or vertex painting and DCC placed decals (CryEngine3).
For above question. When you doing something from tillable textures, you always start with textures. And after you have textures ready (or some placeholders), you try to to match textures with unwrap, but never other way around.
