3ds max portal lights rendering issue

Hello,

I'm trying to render an interior scene with my camera set outside and using clipping planes - this in order to use a decent focal length.

The setup worked great until I tried to render a view where the camera is behind a window, which uses mental ray's portal light: it looks ok during FG, but when it renders, part of the image goes completely black. If I turn off the portal light, the image renders normally, but of course with totally different lighting.

Any workarounds for such problem?
