Make 1 one tile and duplicate it across the length of the roof. For the next row, where it's offset by half, copy the 1st row and place it below (or above) with an extra 1/2 til at each end. Select those two rows and copy/paste until you've got the full roof.
Add unique corner tiles where appropriate. That's how I'd do it anyway based on your ref anyways. Shouldn't take more than 10 min.
Yeah,I've tried to make something like this before.Try to search for roofs in Assassins creed levels.Some nice refs there.Use the same tileable roof tile.Cut one row and then start to add loops to give it silhouette.My result is not the best in the world but might give some insights.

How would I make the roof modular?
I was thinking about making a corner piece, a side piece, and a piece that has a window attached to it.
