Lightmaps causing chaos

Hi there.
Im experiencing lightmap issue every time im trying to build lights.

You see speculars are doing well when lighing isnt built, and do some strange things when i building lightmaps.
Can u help me please? It really scattering my head.

Thats how 3ds max renders my model and how i want it to looks like in UDK (X+ Y+ Z+ normals in max, Y- in UDK ofc):
