I don't know if the title sounds right,but I'll try to explain as best as I can.
I've made a small medieval house and now I'm trying to texture it.I want to use a single texture sheet for it due to performance issues,etc...something like this picture below.

As you can see on the texture sheet it has multiple tiling(the wood/roof...).I want to achieve something like that,but I'm not sure how to do it.
P.S:I'm using 3ds Max ...

Edit: Oh, and the textures in that sheet are really badly done. They have super-obvious tiling artifacts. You should never do this. The texture details should be unique within each chunk, otherwise it's just a huge waste, and it just plain looks crappy.
