Lightmass seam problem on modular pieces

I trying to move from Unity to Unreal Engine 4. The problem is lightmap baker, which works really bad, and I can't really understand that after hours of reading forums and docs while searching for solution.

So what I know is that:

- modular meshes like walls, floor, should have thickness,

- each mesh should have proper grid set-up for lightmap UV (I have tested grid space 1/64 or 1/62 for 64x64 lightmap resolution),

- I tried change some things in "lightmass" under World Settings without no good results (static lighting level scale, indirect lighting quality, smoothness)

So believe me, I spent houndreds of hours trying to solve this stupid problem, and I just can't. I found many of links which trying to help in solving this problem, but nothing really helps.
