Open the console and find r_displayinfo and set it to 0. You can find the console when you click the three dots blow the viewport on the right.

It looks like your edges are way to sharp. The normal map is baking 0 to 1 pixel for your edges which are making it render weird.

mask by polygroups is set to 0.. most of the seams smooth out fine, but some just become spiky when i try to smooth them :(

Could u try... 1) Apply TurboSmooth with Iteration 0. Then collapse it to Editable Poly? 2) Apply Mesh Select and Edit Poly then try it.
