Have you applied these textures in engine or in Marmoset? This just looks like the padding Substance uses to get rid of seams, within your UV islands the textures look as they are supposed to.

I am going to be replacing the rock wall with a rock that I can duplicate as the rock wall. 5 of the same rock combined in marmoset. Low poly baked with normals and AO.
Also, for reference I am using Maya to model;the Substance Suite to texture; Marmoset to render the individual assets; and I am currently in the process of putting all this in Unreal 4.
