It's probably bleeding on the lightmap. Just like oniram says. Try upping the lightmap resolution on that object and rebuilding lighting. -

go into the baseLightMass.ini file in your UDK>engine>config folder now set bAllowLightmapCompression=false then rebuild lighting. -

Proper Support Edges
Is there a way to add some proper support edges for this piece. I think I'm going to have to rebuild it differently. It's causing problems in my model. -
UDK Terrain Lighting Problem
Anyone know what's causing this, and how to fix it? Rebuilding the lighting does not help, and it seems to manifest when I actively modify the terrain. -
