That really sucks, and that was a great point by Patton Oswalt, Jay Leno has never pushed the envelope or moved forward, I watch his show and he's the same as he was when I watched him over a decade ago. Conan is a truly awesome talk show host, one of the best easily, and he's getting a raw deal. Sucks to see he's leaving. -

Regarding procedural tyre tracks... I think that unless they have vehicles that leave tyre tracks behind, they will be part of the textures. Either through decals or a separate layer in the shader with tyre tracks (most likely some sort of decals though). Then there's probably some clever shader magic to make them behave… -

The only thing you are really missing is some decals. Your walls look too plain and need some decal cracks or some kind of other wear an tear.
