Looks great! As for your lighting/rendering problem...maybe stop trying to solve both problems with one render? Light the scene to show off the mood you want and to display the scene as a whole. Then show off the pieces, lit for detail, in individual beauty renders...Best of both worlds!
'Instancing' assets in a level editor, vs instanced rendering is 2 different things. You have to unwrap the low poly version before.After that you can render out your normalmap(with 3dsmax´s render to texture or what i prefer xnormal). You should also render out a Ambient Occlusion Map, which can be a great base to start texturing.

OK so here is a final render of the scene for this project. unfortunately our render setup didn't like FumeFX so the fire did not render porperly so it had to be removed not all of the assets are mine as this was a group effort over a short time but i think it came out well overall.
I might not quite understand what you're talking about but maybe you are looking for Region Render? Press 9, Common Tab, under frames is "Area to render" switch it to Region, it will pop a box on your viewport. You can use the same tools in the render preview window too.
