It is a library where you put your materials when you create them to use them later. If it was mental ray material you can render it with mental ray. -

the shader is a mental ray shader, you must render with mental ray - in the video you try to render with maya software. I just tested this out and it works as expected. -

I'd suggest looking at rent.com, apartments.com, etc to find comparable square footage with similar amenities in the area.
