You can use deferred decals for those chipped paint on the walls. There's also a guide in Substance Academy on how to create such an effect in Substance Painter. -

Re: Texturing an environment, need help
You probably want to create a tiling texture and tile it in Unreal, then maybe add decals or vertex color transitions in Unreal to break up the tiling. -

Do you think it's more efficient using vertex painting for stuff like grime? I'm still used to using regular textures as decals.
