Hello, i have some reference pictures, taken from COD MWF2. 

the quality of textures are little bit low from near distance however the modeling procedure is professional. 
How is it better to deal with modeling building for games? using two separate models or just one for in and out usage? 
other question I have, is whether is it better to deal with multi-sub materials or just one material for buildings?
another question, how can it be so productive with huge scenes in just afew hours or even 1/2 days ?
i have red about procedural modeling techiques in houdini fx or 3ds max but the procedure is hard and very risky. is there a way to deal with this subject as a 3d artist and not a script writer artist ?
