Workflow for this coat..

I need to make it good for sculpting..

So on the ref you can see there is this sort of flap on the top of the coat and seams at the shoulders. How do I do that in a way that it is perfect for sculpting? I faced the same problem with the lapel, and ended up making it a separate object from the coat. In the left pic I sloppily did the same, I separated the sleeves and top flap.

The shoulder seams aren't really a problem when it's all 1 piece, it's mostly that flap. But making it separate just introduces the problem of the shoulder seam being whack at the edge that the flap ends. If I don't separate the shoulder but make the entire flap it looks like this (I made it way too hard but the point remains)

I don't know if that's good enough. Another alternative is maybe just doing all that in zbrush from the base coat on the right in the 1st pic that has no flap and no seam.. Well, how would you guys do it?
