Simple but confusing zBrush Mask and Deformation Question - Please help!

My goal is to learn dynameshing for hard surface objects. So I made a box and then made a smaller box inside of it, with some of it poking out so I can add to the mesh. So I dynamesh it and it's all good, I set my blur to zero so nothing gets smoothed. Now here comes my problem; I mask my small square that's inside my big square off from all the edges, so it's basically just quarantined off from the edges, then I invert the mask so everything but the little square and then some are masked off. I go to deformation and I can use polish fine. The mask is used and my main square doesn't get softer while the little one does. However polish doesn't work that great so I tested it out and if I keep clicking smooth 100% over and over I get a really nice smooth look you would receive from high poly box modelling. However the smooth deformation applies to the entire object, not just my little square. This is driving me insane: Why isn't the mask working? :(
