3DS Max 2012 Render texture

I have run into an issue with 3DS Max 2012 where if I have multiple objects selected and render texture (Lighting), the edge bleed is horrible, and marked with black streaks. If I do one object at a time, it comes out nice and clean.

Has anyone else run into this?
