3ds max - Render/Occlusion

let me start my saying i'm terrible at explaining things but i'll try my best.
basically I want to render a 3d area of a scene and exclude everything from outside that area,

i know you can animate booleons and i've experimented with the slice and cap modifer but the scene is quite poly heavy so they're not the best.

i'm wondering if there's actually a render tool that does this rather than a geo tool.

the scene is a forrest terrain and i want only a square cutout of it to be rendered, it also has to be animated as if it's scrolling and the trees etc pop in/out

is this even possible in max? I know cryengine has occulsion boxes which do exactly what i want but i need it for max..
