It looks like you've used a boolean to create the hole, which can cause issues when baking around edges. I'd try to create better edgeflow around the opening. You can also try to move the seam away from the hole, and also bake on a higher resolution.

I created this in UE5 the buildings were kitbashed from Kitbash3D but I created all my own textures for the windows and nearly everything else.
